The project is conceived as a system of trays that concentrate its central part on housing and at its perimeter a series of terraces, opening the building and housing towards the district of San Isidro, the city of Lima, and the Pacific Ocean.











Strategies:
The analysis of program restrictions, urban conditions, and debt servitude presented as a starting point and the mild climate of the city of Lima lead us to define clear strategies for the development of the intervention.
The first strategy is based on the idea of fully optimizing the volume permitted by current regulations of stacking housing, adjusting sloping profile allows us to develop a project with 77 housing units, three more than what is required.
The decision to occupy the entire volume while maintaining the sloping profile allows us to free up space around its perimeter through the carving of its faces, giving more richness and urban complexity to the building.
This carved volume translates into a tray system of wall units that give all of its housing large terraces on each of its dependencies. These terraces surround the building and serve as a filter and sun protection.
The weather and views make these privileged spaces where one enjoys the act of life. The horizontal arrangement of the trays lightens the volume and fills the southern façade with activity dynamism, generating privileged views of the Pacific Ocean from its inclined planes.
The main uses are layered in a horizontal manner, situating themselves on the ground floor are the common areas (pool, gym, and multipurpose room) to enjoy the adjacent gardened areas over all the homes. The core of the elevators and escalators is located in the part of the building that registers all of the floors.
The houses are arranged vertically by size, generating columns of housing 400 m2 in size, 250 m2, and 150 m2.
