Reference to the rails and infrastructural lines:
Departing from the image of the rails and the infrastructural flows, the masterplan is formalized as an striated landscape.


















Striated Landscape
The striation is oriented North-South parallel to the Boulevard Dorda Stanojevic and xxx and perpendicular to the infrastructural elements of the rail tracks, tram lines and the highway that crosses the site from East to West. This directionality suggests a dialogue with the language of the railway sleepers and the movement of the urban and traffic flows.
Reconnecting the site
Today, the infrastructural elements present in the site create a physical barrier that divides the area of intervention in two. With our proposal we aim at re-sewing the site to build a continuous urban fabric. Through the striated landscape, we propose to enhance the continuity of the North-South axis. In this direction, a permeable fabric is proposed to connect both sides of the infrastructural elements. Through the striation we introduce two new public avenues (the stations avenue and the commercial avenue) that will connect the Milutina Milankovica boulevard and Jurija Gagarina. These new avenues will build a physical connection with the Arena, suggesting a permeable connectivity in this historical axis.
Flexibility and Resilience
The striated landscape does not respond to a specific form. Is a system that can grow over time and that can adapt to the market needs by adjusting its programmatic content or managing the construction in phases.
The project could be developed in several phases. In the first phase, the bus and train stations and the stations avenue could be developed. In the second phase, the shopping area A and the shopping avenue could be developed. In phase 3 the shopping area B would be developed (we need to describe this in more detail and add diagrams etc). The buildings proposed facing Milutina Milankovica boulevard and Jurija Gagarina host residential and commercial spaces. These can also be easily developed in phases. They formally suggest an unfinished language, an aggregative system that will remain aesthetically consistent across the different phasing stages.
The programmatic resilience, has also been one of the main aspects taken into account. The systems proposed for both elements; the striated landscape and the tower buildings, are flexible systems that allow for programmatic changes that can adjust to changes in the market. For instance the station and commercial areas could be expanded or reduced according to the needs.
In the same way, the towers are designed as generic floor plans that can host both commercial and residential uses. Therefore if there is a higher demand for commercial spaces, some towers that host residential uses can be changed to commercial or vice versa. The proposed floor plans for the towers are 600m2, 800m2 and 1000m2(24.3x24.3 , 24.3x32.4 and 32.4x32.4 we have to extend on this referring to local refs and add diagrams etc). Also in order to produce larger floorplates that could host more corporate companies, some towers are linked creating 1800m2 floorplates.

The Stations
In order to capitalize on the people flows that will move through the site, we propose to concentrate the transport infrastructure composed by the train and bus stations and the shopping areas in the same building system within the striated landscape. This strategy will produce an important transport hub for the city of Belgrade, turning this area in one of the key sites for commercial and residential spaces.
The 3rd (Avenue of the stations):
We introduce a new avenue that will connect the Northern and Southern sides of the site. Aligned with the existing passage, the bus station is located in the Southern end of the street while the Train station in the Northern end. The arrival and departure areas and the drop off zone are situated towards the West of the avenue. (this needs to be described in more detail and diagram). This covered public street will be the main artery of the site, where shooping areas, cafes, visitors, travellers...will come together.
Stations and Shopping mall:
Structure: A lightweight and large span structural system is proposed to enable the maximum interior flexibility to organize the station spaces and the shopping center. The vertical structural support is composed by a tree-like structural landscape arranged by diagonal steel frames in the East-West axis. On these steel members, the striated roof-landscape rests. While addressing the main North-South directionality, the striation builds the structural section to host the truss beams spanning in this direction. The trusses formalize the folds of the striated landscape. The combination of large vertical steel branches, and the structural striation, creates a 'structure free' interior space that allows for a free movement of pedestrian, traffic and good flows.
This structural system will also minimize the construction time by reducing the amount of work on site.
It will also optimize the off site production process given the nature of its repetitive structural elements.
It will also enable future programmatic changes and incorporation of new mezzanine levels.
Roof:
Following the striation, in the same linear arrangement, green roofs are proposed. In order to encourage biodiversity a variety of plants are introduced for the different striation bands (please specify the plants). These green roofs will improve the energy performance of the station and shopping center. The greater insulation offered by green roofs will reduce the amount of energy needed to moderate the temperature of the stations and retail spaces, as roofs are the sight of the greatest heat loss in the winter and the hottest temperature in the summer. Green roofs will also maximize rainwater collection and reduce storm water runoff. As opposed to impervious surfaces, through the daily dew and evaporation cycle, green surfaces will also cool the microclimate in the area during summer.
Some bands will be clad with solar panels for renewable energy production and reduction of consumption and pollutant release.

Towers
Structure: Concrete core and steel shell structure envelope to enable a maximum interior space flexibility. The floor-plate depths are Xm to enable natural ventilation and access of direct sunlight while reducing energy demands for cooling and lighting.
Facades:
A light unitized cladding is proposed. This system allows a large pallet of materials that could be deployed by the end user.
Roofs and terraces:
Green surfaces are proposed for the roofs and terraces that appear at different levels. These spaces aim at encouraging the direct contact with nature from the commercial spaces as well as to create outdoor green community spaces in residential buildings. In the same way as for the station and shopping area, the greater insulation offered by green roofs will reduce the amount of energy needed to moderate the temperature of the commercial and residential spaces. Also in this case the roofs will be partially cladded with solar planels for renewable energy production.
Landscape:
Hard surfaces - Composed by ceramic tiles and prefabricated concrete panels (please extend/adjust according to local references). These materials will contribute for a maximization of Co2 storage.
Water surfaces - Water evaporation for adiabatic cooling. Water bands are introduced to to encourage adiabatic cooling to regulate the local microclimate and reduce the pollutant concentration.
Green surfaces- To encourage biodiversity, (describe the species of grass/planting) are proposed and organized following the same banded organization.
