La normativa obliga a componer un alzado con unas proporciones específicas, y a acabarlo con revoco a la madrileña.

























Efectivamente, nuestro cliente vivirá momentos decimonónicos (1) pero también vigesímicos, (2) e incluso contemporáneos (3). El alzado debe ser inestable.
Los falsos sillares ca-racterísticos del revoco a la madrileña serán paneles correderos, formando lo que desde el interior se percibe como una celosía.
El revoco a la madrileña se consigue reducir a 1,5 mm, sobre una plancha de poliestireno extruido recogida por bastidores de acero galvanizado.

Análogamente se propone un tejado de teja plana, pero montado sobre bastidores correderos que deslizan a suficiente distancia del aislamiento y del verdadero impermeabilizante como para amortiguar eficazmente el golpe de sol sobre el faldón a poniente.
Las tejas, bien espaciadas, sirven también como celosía.
La forma de los huecos es cambiante, según se desarrollen los acontecimientos en el interior.

Sabemos que la parte inferior del edificio tiende a ser despacho profesional con acceso desde la calle, y que la parte superior tiende a ser vivienda, con acceso por el ascensor.
La escalera que por normativa recorre todo el edificio queda dividida en dos tramos, pero de forma ambigua.
Una puerta de doble batiente puede situar la planta intermedia en la vivienda o en la oficina, según las actividades y el estado de ánimo del habitante.

El patio puede ser un patio para recoger la luz invernal, o se puede proteger, o se puede habitar.
El plano de cerramiento está protegido por una celosía de madera. Pero ésta se puede abatir y dar sombra en el patio, o servir de terraza, o desplegar un invernadero para las semillas de primavera.

Recuperamos el conversation-pit, ese lugar íntimo y recogido para la conversación invernal que tan exitoso fue en la Europa septentrional de los años setenta.
Pero en nuestra latitud el otro gran lujo es disponer de una pequeña piscina para disfrutar de la charla con los mojitos veraniegos.
Proponemos las dos cosas en el mismo lugar: el conversation-pit inundable.
El tejado deslizante refuerza el cambio extremo, de cueva a exterior.

Cocinar, comer… desde que no existen personas servidoras no existen espacios servidores. Cocinar y comer vuelven a ser actividades complementarias, oportunidad para pequeñas alegrías cotidianas.
Con amigos, en la intimidad, con la dinámica de lo recién preparado o la calma de lo que se prepara en la mesa, es fácil pensar en un sistema de mesas móviles que concentre la atención en la superficie necesaria en cada ocasión, y la relación adecuada con los fogones; pero, y la luz. Una luz baja en el centro del grupo es un focalizador clave. Pero ha de ser móvil.
Cada luz pende al extremo de una barra rígida que se desplaza con la mano, como una cortina, colgada de un aspa de carriles que permite colocarlas en las posiciones necesarias.

Decíamos que el patio puede ser patio, o puede protegerse, o ser cine o dormitorio…
El techo-cielo es una nube plana horizontal, que va, viene, a veces se queda.
Dos láminas transparentes dejan una cámara de aire que se puede llenar total o parcialmente, o vaciar, con bolitas de poliestireno expandido.
Luz radiante bajo el sol invernal, días nublados en verano, nubes y claros… manto protector en las noches frías.

En el patio hay un patio que es el exterior del interior y el interior del exterior.
Desde el baño, tras las cortinas, es la ducha. Desde el dormitorio, tras las cortinas, es el patio.
El patio-ducha, la ducha-patio.

El ascensor es un tubo de cristal con una plataformanube que sube y baja en su interior.
El ascensor es un patio.
Cuando sube el ascensor la luz de las plantas altas llega hasta el sótano.
Cuando baja el ascensor, se nubla el cielo.


El solar es muy muy pequeño, pero tienen que ocurrir muchas cosas dentro.
Si consideramos la arquitectura de las relaciones, de las acciones, de las situaciones, entonces hemos de proponer una arquitectura hiperdensa.
Lo conseguimos gracias a los adminículos de hiperdensidad, que sirven para poder realizar muchas acciones en el mismo espacio.
Cada adminículo se basa en un dispositivo cambiante, inestable, que en sus distintos estados sirve para acciones diferentes.

TSM3 Unstable Housecombines the restoration of the ground floor of a 59,80 sqm terraced property in the centre of Madrid, and the construction of 2,5 new floors on top, with 154 sqm.
The design dematerializes the original construction into a flexible home-cum-office that can change anytime. All the elements that define the living space are in a state of flux. The architecture does not seek to define and limit through fixed elements such as structures, walls or gaps, but rather through a series of devices producing actions or situations.
Unstable façade. The facade starts out as a reproduction of traditional 19th-century architecture to which the building must legally conform following municipal regulations for the historic centre. And yet, due to its light construction and contemporary manufacture, it can be modified by transforming the relationship between exterior and interior, privacy, and views. This provides, under the heat and light from the sun, an interface between the versatile interior, allowing us to modify the experience, adapting it, in a typically 21st century attitude.

· A 19th CENTURY FAÇADE may be composed, following visual criteria based on the ancestral principles of load transmission.
· A 20th CENTURY FAÇADE may be composed following geometric criteria. The walls are a skin, a fabric with abstract autonomous composition rules.
· A 21st CENTURY FAÇADE will be automatically composed, as the result of the relation between inside and outside, following environmental conditions: natural light, sun exposure, insulation, ventilation and humidity, as well as privacy or the wish to linger in an intermediate private-public position. Form and Function follow the Weather.

Municipal regulations require new buildings to use the traditional ‘Madrid-style’ chalk-based rendering, a typically baroque trompe-l’oeil rendering reproducing the patterns of stone ashlars. We reduce the thickness of the chalk rendering to 1.5 mm on a sheet of extrusion polystyrene fitted within black-lacquered galvanized steel frames with the proportions of the ashlars.
Sky blue is a traditional baroque colour in Madrid, but also the colour of the insulation material, joining traditional imaginary with the development of a culture of sustainability.
The black colour of the frames recalls the classic “silhouettes” of the eighteenth century, while also fitting into the contemporary graphic imagery.

Structure. The building is constructed on top of an existing solid brick structure, with original 18th-century supporting walls, its ground floor being only half-accessible due to a right of use held by the neighbouring convent. Half the new building is cantilevered over the convent part, and supported by strikingly visible blue-painted steel beams. In the new floors there is not a single brick. The 10cm-thin metal floor slabs blend in with the joinery, providing greater lightness.
Flexibility. The design is a flexible system of housing and / or office that can change and evolve with time. Each floor is divided in two large adaptable spaces either side of the stairs. The main installations are concentrated within a practicable central passage which allows wet areas to be added or removed depending on programme needs with no grey energy waste. The walls are finished with screw-on OSB panels to facilitate the transformation of the building and its technical services. All building materials are reusable. The delivered construction is the most basic arrangement, a large single-space lofty envelope with very few partitions, together with instructions defining how to introduce new uses in the future.
Bioclimatics. The thick ground floor and basement brick walls provide masses of thermal inertia which can be reconducted through the central circulation space, with sliding glass openings. The double-layered wall roof garden works as a greenhouse in winter or as a solar chimney in the summer, to create the draft through the basement from inlets to the narrow street.
Water recycling within the building is foreseen, with a dual drain system separating gray and black water in-house, so that the former can be purified in the basement area and re-used for toilet flushing and the drip-watering system for plants.
